What a Standard Home Inspection Won’t Catch About Slab Leaks

This isn’t a knock on home inspectors – a general home inspection covers an enormous scope in a few hours, and inspectors are working within real time and equipment limitations. But it’s worth understanding what a standard inspection typically does and doesn’t include when it comes to slab leaks specifically, whether you’re buying or selling a Torrance home.

What a General Inspection Typically Covers

A standard home inspection is visual – checking for signs of past or current water damage (stains, discoloration, obvious dampness), testing fixture operation, and checking visible plumbing where accessible. This is valuable and catches a lot. What it typically doesn’t include is specialized leak detection equipment: acoustic listening devices, thermal imaging cameras, or a dedicated pressure test of the plumbing system.

Why This Matters for Older Torrance Homes Specifically

A slab leak can exist for weeks or months with zero visible sign – no stain, no obvious dampness, nothing a visual inspection would catch. In a city where a large share of the housing stock is original 1948-1965 construction with copper lines now at or past typical service life, that’s a real gap. A home could pass a general inspection cleanly and still have an active, undetected slab leak.

What to Ask For

If you’re buying an older Torrance home, a separate slab leak detection inspection – pressure test plus acoustic and thermal scanning – is a reasonable add-on to a standard home inspection, especially for homes with original copper plumbing. If you’re selling, having this done proactively and sharing the results can be a point of confidence for buyers rather than an unknown.
